A new architecture service is now available from Hogarth Architects, offering a cost effective way of using qualified architects with a wealth of knowledge and substantial resources. With this service option, full disposal of the professional experience of HA can be employed to design a scheme that is tailored to the desires of the client, whilst also satisfying the requirements of the planners. The end result would be a full technical design together with planning permission.

The Kensington ‘Hidden House’ opened its mirrored door to the public in a 2013 Open-City event. The evening was a great success and participants had access to the entire property from top to bottom, as well as a presentation from the architect and owner, Ian Hogarth, which gave an insight into how far imagination and determination can reach in architectural design.

Ian Hogarth discusses issues surrounding basement development in London in ‘Porte d’Attache’ broadcast in Canada and the UK later in the year, with a feature on the Hidden House project. Each programme in the series features a different city, and in this one, it is the life and vibrancy of London being explored. A focus is on London as a ‘hidden’ city and Ian offers his insights and experiences of ‘underground’ living, a key feature of his ‘Hidden House’ in Kensington.

This year, the Government announced proposals to eliminate the need for planning permission when changing the use of a building from commercial to residential. If they went ahead, the plans would have a trial period of three years, after which it would be decided whether they should be permanent. Boroughs have full opportunity to apply for exemption, and many already have, including the Royal Borough of Kensington and Chelsea. The Government are due to announce the decision on these applications in the next few months. For more information see

The Community Infrastructure Levy will be introduced in Hammersmith and Fulham in April 2013. Applicants will be charged £400 per square metre of space they add to a property when the extension exceeds 100sqm. Hogarths have seen an increase in requests to submit planning applications before the levy comes into effect.

Interest in the ‘Hidden House’ project remains unwavering. In February we held a party at the Kensington home to celebrate its reappearance on Channel 4 as part of the 'Grand Designs Revisited' series. The event is the first in a line of sold out open house events for the project in the coming month, as well as entry into two national awards. This unrelenting attention is a strong indicator of its success in cementing itself within the one-off residential buildings sector in London, indicative of its architectural originality, creativity and credibility. We hope the interest continues to grow!

The Hogarth Architects office in Fulham has expanded into next door to create a new meeting room/office space and an 'inspiration room', where the team can build up a collection of current images and new samples, which can be be accessible to show clients and create a visual palette for projects.

We have welcomed a new member to our team of in-house consultants with David, our new planning consultant, who will be using his extensive knowledge of planning policy and practice to help steer our projects through an increasingly complex statutory process. Bringing 25 years of public and private sector experience in urban and rural planning, David will provide everything from informal advice during the design stages to written reports to support our applications during the planning phase.

We have recently completed work on a project in Fulham and it is now featured on our website. The full house refurbishment and extensive basement excavation have transformed the house into a luxurious family home with a gym, library and deluxe master suite.
